With the introduction of Home Information Packs (HIPs), all home sellers and buyers will for the first time have detailed information on the energy efficiency of the house they are buying or selling. The Domestic Energy Assessment (DEA) will produce an Energy Performance Certificate (EPC) which will not only rate the existing energy efficiency and carbon footprint of the house, but also provide a potential rating and three recommendations for moving towards this. These recommendations are often relatively inexpensive, easy to implement and have a quick economic payback.

However, with 27% of the UK’s carbon emissions coming from our homes the implementation of these recommendations become a wider issue than simple economics, we need to start reducing the country’s carbon footprint.

The Energy Performance Certificate is broadly similar to the certificates found on many domestic appliances and is a compulsory document in the Home Information Pack.

A Domestic Energy Assessment has to be carried out by a qualified Domestic Energy Assessor (DEA) who produces an Energy Performance Certificate for a building, this gives the building an asset rating based on its energy efficiency, but doesn't take into account how the home is used by the occupiers. The Certificate will give the building a rating from ‘A’ to ‘G’. An ‘A’ rating shows it's very efficient, meaning lower fuel bills, while ‘G’ is inefficient, meaning higher fuel bills. The Certificate will also show the building's environmental impact by indicating its carbon-dioxide emissions.
